AC Leaking Water Inside Your Dubai Apartment: Causes and Quick Fixes

In the UAE, Saudi Arabia, Qatar, and Kuwait, air conditioning runs 8 to 10 months per year. That extreme runtime produces far more condensate (the water your AC extracts from humid air) than systems in temperate climates. When anything blocks that pipe, the water backs up and leaks inside your apartment.

The condensate drain is a small PVC pipe (usually 20mm diameter) that carries water from the indoor unit to the outside. When blocked, water backs up into the indoor unit’s drip tray and overflows into your apartment.

DIY fix: Locate the drain pipe access point (usually a small T-junction or cap on the pipe near the indoor unit or at the building’s utility access panel). Pour a mix of 1 cup white vinegar and 1 cup warm water into the pipe. Wait 30 minutes. Flush with plain water. For severe clogs, use a wet-dry vacuum on the outdoor end of the drain pipe to suction the blockage out.

Prevention: Pour a cup of vinegar down the drain line every 2 months during AC season. This prevents algae buildup. Many Dubai building maintenance contracts include quarterly AC servicing — confirm this is being done.

When the air filter is clogged with dust (extremely common in Gulf countries due to desert air and construction dust), airflow over the evaporator coil drops. The coil gets too cold and freezes. When the ice melts, it produces far more water than the drip tray can handle, causing an overflow leak.

DIY fix: Turn off the AC. Remove the front panel of the indoor unit. Slide out the filter. If it is gray or brown with dust, wash it under running water, let it dry completely, and reinstall. Run the AC with fan-only mode for 2 hours to thaw any ice on the coils before switching back to cooling mode.

Low refrigerant causes the evaporator coil temperature to drop below freezing, creating ice that melts and overflows. Unlike the filter issue, this indicates a refrigerant leak somewhere in the system. You cannot fix this yourself — refrigerant handling requires a licensed HVAC technician.
